Joondalup sits on the opposite side of the metro area from the stock. East of Wanneroo Road the suburbs give way to a band of horticulture and rural living — Carabooda, Nowergup, Mariginiup, Jandabup, Pinjar and Gnangara — with vegetable growing, nurseries, turf farms and horse properties on sandy ground around the wetlands. Those properties need lockable storage for fertiliser, irrigation fittings, packing materials, pumps and hand tools, and a container parked beside the packing shed does the job without a construction crew.
Access is the main question. Farm tracks through banksia country are often pale sand that will bog a heavy truck, and tight corners around sheds and bore housings leave little room to swing. Wangara is one of the north's busiest light-industrial areas, and the Neerabup industrial area further up Wanneroo Road adds fabricators, landscape suppliers and transport yards. Winter is condensation season, when cold nights follow damp days. Vents at both ends and some air under the floor stop moisture dripping from the roof onto stored goods.
